Kent, WA Crawl Space Drainage
Selling your home is not something many people do very often but when it comes time to do so there are some things you should definitely be aware of. For instance, did you know that if your crawl space has water problems it will not pass a home inspection? Or, that a vapor barrier and R30 insulation in a dirt crawl space is required? How about rodent infestations preventing an approval on a home inspection. There are many details about a real estate transaction that many homeowners do not know until the last minute.
Joyce was preparing to sell their family home and had a very interested buyer. When the home inspector came to assess the property he called out numerous issues including an inadequate vapor barrier and areas of pooling water. Of course this concerned the buyers and they wanted it taken care of before purchasing the property. Joyce contacted Forefront Construction to get an estimate on taking care of the crawl space water and vapor barrier problems. Joyce expressed urgency in the matter, as most real estate transactions are time sensitive we understood. After evaluating the crawl space our specialist recommended replacing the current black visqueen vapor barrier with a heavy-duty 20 mil vapor barrier, installing a sump pump and a perimeter drainage system to collect the water intrusion and redirect it out of the crawl space.
After the installation the crawl space was able to pass the home inspection requirements and both Joyce and the buyers where comfortable in moving forward with the closing on the house. Forefront Construction has built lasting relationships with many local realtors and installs several systems for real estate transactions every month.
