Ground heaving

Ground heave is the expansion of the ground beneath part of the building or all of the building. This is normally taken to mean that an upward movement of the site that is caused by swelling or expansion of the subsoil. The most known common cause of ground heave is removal of trees or other vegetation, hence forcing the clay subsoil to swell.

Improper Drainage or Grade

Improper drainage around a house can lead to soil instability due to localized areas of saturation. This in turn leads to the foundation damage and ultimately, dwindling property prices, if not making the structure uninhabitable over time. It is, therefore, important for home owners to identify and address any potential risks of to their home’s foundation, such as those that are a result of poor drainage in the early stages.

If your home has a poor drainage grade, it will allow water to seep through the ground to the soil layer underneath. This can be a problem when dealing with certain soil types, which will expand when exposed to water and contract when drained. In time, this expansion and contraction of the soil layer will lead to cracks in the foundation.
